- AWARD NOTICE TO 6FL0551 ORIGINAL REQUIREMENT BELOW: General Services Administration (GSA) seeks to lease the following space: State: Florida City: Orlando Delineated Area: Orlando Central Business District Office Minimum Sq. Ft. (ABOA): 25,320 ABOASF Office Maximum Sq. Ft. (ABOA): 25,320 ABOASF Parking Spaces (Total): 34 Parking Spaces (Surface): 34 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 7 Years[HM1]� Option Term: 0 Additional Requirements: Space is comprised of[HM2]� 3 Blocks, (Blocks A, B C) with the following requirements: Block A: 12,319 ABOA SF Contiguous, above-ground space is requested, except as noted below.� If all space cannot be contiguous, then� 12,319 square feet (Block A) may be located in a separate block elsewhere in the building.� Block B: 3,132 ABOA SF Provide a block (Block B) of 3,132 useable square feet for Public contact functions.� If space is not available on the first floor, then Block B must be located near an elevator lobby, where the entry is plainly visible to visitors.� Block C: 9,868 ABOA[HM3]� SF Block C receives visitors within their office suite and should be isolated from Block A office area, but may or may not be near the Block B.� Provide a block of 9,868 useable square feet for Block C. Non-contiguous space must be provided with a secure pathway (route) for connectivity between IRS spaces.� Wiring must be secured in metal conduit or risers with bushings.� If space is on more than one floor, adjacent floors are preferred.� Telecommunications Rooms and Closets (MDF and IDF) should be stacked for efficient and secure vertical distribution of cabling. Public Transportation: A commuter rail, light rail or subway station shall be located within the immediate vicinity of the building, but generally not exceeding a walkable � mile, as determined by the contracting officer.� Alternatively, two or more public or campus bus lines useable by tenant occupants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable � mile, as determined by the contracting officer. �Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO.� Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles as determined by the LCO.Amenities must be existing or Offeror must demonstrate to the Government�s reasonable satisfaction that such amenities will exist by the Government�s required occupancy date.
