GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Illinois City: Rosemont Delineated Area: North: Touhy Avenue East: W Talcott Road continuing on to S Cumberland Avenue South: W Bryn Mawr Avenue West: N East River Road continuing onto I-90, continuing on to Highway 72 (which becomes W Higgins Road and then becomes Lee St) Minimum Sq. Ft. (ABOA): 5,483 ABOA SF Maximum Sq. Ft. (ABOA): 6,031 ABOA SF Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: None Additional Requirements: The core of the tenant Agency's primary mission is to serve as ""neutrals"" in a variety of Labor-Management workplace issues, the most significant of which includes the mediation of labor contract negotiations as well as providing other conflict/dispute resolution assistance and training to the Labor-Management community.� The importance of maintaining ""neutrality"" cannot be understated in the successful performance of the Agency�s mission and, as such, they will avoid co-locating in offices with a presence of any National, State or Regional public and/or private pro-advocacy or regulatory organizations which may negatively influence the maintenance of their ""neutrality"" posture Public parking, either surface or structured, must be available on a first come first serve basis within � walkable mile from the building in order to accommodate approximately 13-20 employees and visitors Offered space must be contiguous Offered building cannot contain metal detectors that impede authorized persons from entering building Offered building cannot contain any federal, public or private sector entity or organization involved with labor relations enforcement agency, a major employer or employer association or a labor union or association of labor unions The space and parking must be accessible twenty four (24) hours a day, seven (7) days a week Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission Please reference Project Number 9IL2535 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
