����������������������������������������������������������������������� �GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Laredo Delineated Area: Northern Boundary: From the intersection of Mines Road and Killam Industrial Blvd, traveling east on Killam Industrial Blvd, continuing south on Interstate 35 to the intersection of Interstate 35 and Bob Bullock Loop. Eastern Boundary: From the intersection of Interstate 35 and Bob Bullock Loop, traveling east on Bob Bullock Loop, continuing south on Bob Bullock Loop to the intersection of Bob Bullock Loop and E. Saunders Street. Southern Boundary: From the intersection of Bob Bullock Loop and E. Saunders Street, traveling west on E. Saunders Street to the intersection of E. Saunders Street and Interstate 35. Western Boundary: From the intersection of E. Saunders Street and Interstate 35, traveling north on Interstate 35, continuing north on Mines Road to the intersection of Mines Road and Killam Industrial Blvd. Office Minimum Sq. Ft. (ABOA): 22,211 ABOA SF Parking Spaces (Total): 323 on-site parking spaces Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 10 Years Firm Term: 3 Years Option Term: N/A Additional Requirements: Offered space must be located on one contiguous floor.� Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 250 RSF of Space Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space shall be fully serviced.� Offered space shall not be in the 100 year flood plain. The Government currently occupies office space in a building under lease in Laredo, Texas that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
