- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: PA City: State College Delineated Area: North: Rt 322 to Research Park Bike Path to Innovation Blvd to Innovation Park Access Ramp to Rt 99, South to Rt 322 to Rt 26 to N Atherton St to E Park Ave to Fox Hollow Rd to Rt 322. Minimum Sq. Ft. (ABOA): 4,784 ABOA Maximum Sq. Ft. (ABOA): 5,023 ABOA Space Type: Office Parking Spaces (Total): 9 parking spaces Parking Spaces (Surface): 9 parking spaces Parking Spaces (Structured): N/A Parking Spaces (Reserved): 9 parking spaces Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Tenant Improvement Allowance:� $61.95/ABOA Additional Requirements: Space shall be contiguous on one floor. Space shall be located on the second floor or above. The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as �hazardous materials transportation/storage facilities.� Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant�s Physical Security Unit (PSU) for security purposes. Proposed Tenant spaces or facilities in close proximity or adjacent to facilities associated with foreign powers identified in the Tenant�s National Security Threat List will not be considered. The proposed facility shall not be located near day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission. Reference project number: 9PA2290 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in State College, Pennsylvania, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
