Colonial Dr, South to N Magnolia Ave, East to E. Livingston, South to s. Rosalnd Ave, East to E Central Blvd, South to Lake Ave West to E South St, extending to Hwy 408 S: Hwy 408 W: I-4 to Hwy 408 Minimum Sq. Ft. (ABOA): 6,626 Maximum Sq. Ft. (ABOA): 6,626 Space Type: Office Parking Spaces (Total): 9 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 9 Full Term: 15 Firm Term: 10 Option Term: Additional Requirements[H3]�: Offered space can be disbursed as follows: 1,950 USF, 1,350 USF and 608[H4]� USF and 2,715 for a total of 6,626 USF. Can be located on one contiguous floor, and located on the second floor or higher is preferred. Space shall be located: 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) On an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. The parking-to-square-foot ratio available on site shall at least meet current local code requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� .
