Description
General Services Administration (GSA) seeks to lease the following space: State: IL City: Chicago Delineated Area: Chicago CBD, as defined as: North: West on Division Avenue, South on LaSalle Drive, West on Chicago Avenue West: Halsted Street South: Roosevelt Road East: Lake Michigan Minimum Sq. Ft. (ABOA): 58,560 USF Maximum Sq. Ft. (ABOA): 61,500 USF�� Space Type: Office Parking Spaces (Total): 16 � Parking Spaces (Surface): 0 Parking Spaces (Structured & Reserved): 16� Full Term: 20 years Firm Term: 10 years Option Term: N/A Additional Requirements: Subleases are not acceptable. A modern, quality office building of sound and substantial construction. Space adaptable to efficient layout and workflow. The minimum floor plate shall be no less than 21,500 USF per floor. The space between columns and/or walls cannot be less than twenty (20�) feet. Offered space cannot be located on the mezzanine or first floor. Office space must be vertically contiguous within the building.� Only one floor partial floor shall be accepted. Parking for the fifteen (15) standard sized vehicles must be in an enclosed and secure parking facility within a � mile (2 city blocks) of proposed building. One (1) reserved space shall be a handicap stall. Parking for the one (1) oversized vehicle must be in an enclosed and secure parking facility within a � mile (2 city blocks) with a parking garage with 6�9� clearance and accommodate the following dimensions: Height: 81 inches, Length: 222 inches, Width: 82 inches, that will require a spot with a power outlet. Public transportation much be located within � mile of proposed building. Offered building must have a secured loading dock. The Government requires a fully serviced lease. The Government will have access to the space 24 hours a day, 7 days a week. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Expressions of interest must include the following information at a minimum: Building name and address; Location of space in the building and date of availability; ANSI/BOMA Office Area (ABOA) square feet offered AND Rentable square feet offered; Scaled floor plans (as-built) identifying offered space; Evidence that offered space will be vacant as of August 2022 Name, address, telephone number, and email address of authorized contact. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s).� Any submission received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date.� In case where an agency is representing multiple ownership entities, broker must submit written acknowledgment/permission to represent multiple interested parties for the same submission Reference Project Number 7IL2428 in response to this ad.
