- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Philadelphia Delineated Area: North: West Cheltenham Ave East: West Chelten Ave South: Roosevelt Boulevard West: Wissahickon Avenue to W Allens Lane to E Mt Airy Ave to Easton Road to Wadsworth Ave to West Cheltenham Ave Minimum Sq. Ft. (ABOA): 12,972 Maximum Sq. Ft. (ABOA): 13,620 Space Type: Office Parking Spaces (Total): 60 Parking Spaces (Reserved and Secured): 60 Surface Parking Spaces Full Term: 15 years Firm Term: 10 years Additional Requirements: Where space is located above street level, elevator service shall consist of a minimum of two accessible elevators which serve the floor proposed for the Government. One of the accessible elevators may serve as a freight elevator, provided that the public route of travel does not require access to the employee�s entrance. Agency requires an efficient layout. Test fit will be required Contiguous space on one floor is required. Column size cannot exceed two (2�) feet square and space between columns and/or walls throughout the offered space shall be predominantly no less than 20 feet. Onsite parking shall meet code.� In the absence of onsite parking, the following applies: parking shall be available within a walkable 1,320 feet from the offered space. Restricted time-limit parking is not acceptable. A loading/unloading zone shall be provided directly outside of the building entrance to the offered space, or handicapped accessible parking shall be located within the same block of offered space. Public transit is required within a walkable 1,320 feet from the offered building, running on an hourly basis (minimum) from 7:00 AM to 6:00 PM, except Saturdays, Sundays and federal holidays Space configuration shall allow for a separate accessible employee entrance which provides access to the space without going through the public reception area. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Philadelphia, PA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than October 12, 2020 by 5:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
