- General Services Administration (GSA) seeks to lease the following space: State:��New Hampshire City:��Manchester Proposed Delineated Area:��Town Limits of Manchester, New Hampshire and Hooksett, New Hampshire Minimum Sq. Ft. (ABOA):��23,737 Maximum Sq. Ft. (ABOA):��24,924 Space Type:��Office Parking Spaces (Total):��200 Surface (15 GOVs) Full Term:��15 years Firm Term:��10 years Renewal Option:��One (1) Five-Year Renewal Additional Requirements: If offered space is not on the ground floor, a minimum of one (1) passenger elevator and one (1) combination (passenger/freight) elevator must be provided. The following space configurations will not be considered:� Space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space (more than twice as long as wide), irregularly shaped space configurations or other unusual building features adversely affecting usage. Space will not be considered where apartment space or other living quarters are located within the same building. Loading dock or loading area required.� Freight elevator required if loading area is on a different level than the offered space.� Parking lot must be able to accommodate deliveries by trucks with trailers. Structured parking under the space is not permissible.� Vehicles shall not be permitted to travel closer than 25 feet to the space.� Parking structures shall be at least 25 feet from the space.� Offered space must meet Federal and Local Government requirements for fire and life safety, physical security, accessibility, seismic (if applicable) and sustainability standards per the terms of the Request for Lease Proposal (RLP) and Lease. A fully serviced lease is required. Subleases are not allowed. Offered space shall not be in the 100-year flood plain unless the Government has determined it to be the only practicable alternative. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The Government is considering existing buildings and will also consider new construction as an option if it is competitive with other lease offers received for this procurement. GENERAL SPACE REQUIREMENTS In addition to the above: Offered space shall be no more than three separate blocks of space.� Separate blocks are not required to be on the same floor or on contiguous floors.� The minimum size for any single block of space is 4,000 ABOA sf.� In order to respond to the Request for Lease Proposals (RLP), the Offeror must have an active registration in the System for Award Management (SAM), via the Internet at http://www.sam.gov.� �Offerors must be registered for purposes of �All Awards,� including completion of all required representations and certifications within SAM. This registration service is free of charge. This registration is not required to respond to this advertisement, but it will be required prior to the Lease Award Date. It is strongly recommended that potential offerors register and/or verify/renew their registration at SAM.gov as soon as possible.� Expressions of Interest should include the following information at a minimum: Building name and address. Location of the available space within the building and date of availability.� The building interior building layout drawings/pictures (preferably with dimensions shown) reflecting the space that is being offered. Rentable Square Feet (RSF) offered and full service rental rate per RSF.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state amount, if any. ANSI/BOMA office area (ABOA) square feet offered.� Ceiling height details throughout the offered space. Building ownership information. Name, address, telephone number, and email address of authorized representative. Identification of public transit routes/stops near the property offered. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
