Request for Lease Proposal No. 6IL0349 Advertisement A.�������� Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Des Plaines, Illinois and surrounding area Delineated Area: North: Oakton Street South: Lawrence Avenue East: East River Road West: Interstate 290 Minimum Sq. Ft. (ABOA): 43,359 ABOA SF 17,564 ABOA SF for office and storage space 25,795 ABOA SF for warehouse vehicular storage Maximum Sq. Ft. (ABOA): 44,579 ABOA SF 17,564 ABOA SF for office and storage space 27,015 ABOA SF for warehouse vehicular storage Space Type: Office/Warehouse Parking Spaces (Total): 35 Parking Spaces (Surface): 10 Parking Spaces (Secured): 25 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: 10 non-secure 10�x20� parking spaces Exterior, non-secure parking is for non-operational damaged or obsolete vehicles waiting for pick up and removal.� Spaces must be located and configured to accommodate access by a wrecker or truck and car hauler.� Individual parking space striping is not required. Warehouse parking requirements: Please refer to Attachment #1 for a list of vehicles to be stored in the warehouse and details on their sizes. Warehouse parking required to accommodate vehicles in Attachment #1.� Space must maintain a minimum temperature of 45 degrees. Minimum 20-foot clearances Entry and exit vehicle doors shall be power-operated roll-up doors, and shall provide a clear opening height sufficient to accommodate all vehicles listed in Attachment #1. The warehouse floor structure shall be adequate to accommodate simultaneous load of all the vehicles listed in Attachment #1. Offered space must be located on one contiguous floor. The minimum distance from K thru 12 schools is a 2/10 of a mile.� Distance shall be measured using the shortest vehicular path of travel. The offered property must have the ability to meet the Interagency Security Committee (ISC) requirements for a Facility Security Level (FSL) III facility, including but not limited to the use of a combination of setbacks, site planning, fa�ade hardening and structural measures to provide a medium level of fa�ade and structure blast resistance protection.� The site specific required protection will be determined at the sole discretion of the government on a case by case basis. 25 parking spaces must be available on-site for government vehicles.� The government parking shall be fenced with 8 ft. tall (or tight to the structure above, if structured parking) anti-climb fencing with access by electronically powered swinging or sliding gates controlled by card reader access. One additional parking space shall also be dedicated to the Government at all times and located in close proximity to the service or freight elevator. The freight or service elevator shall provide direct access to the tenant floors. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. The Government requires a fully serviced lease including janitorial and utilities. Offered space shall not be in the 100 year flood plain. B.�������� Projected Dates.
