- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Jacksonville Delineated Area: North: Bennet Branch Creek to South Point Pkwy to Belfort Rd N to Gate Pkwy W East to Southside Blvd. East: �Southside [KEH1]�[H2]�Blvd South: Baymeadows Rd West: Phillips Highway Minimum Sq. Ft. (ABOA): 7,000[H3]� Maximum Sq. Ft. (ABOA): 8,560 Space Type: Office Parking Spaces (Total): 8 (See �Additional Requirements�) Parking Spaces (Surface): 8 (See �Additional Requirements�) Parking Spaces (Structured): 0 Parking Spaces (Reserved): 8 Full Term: 15[H4]�[KEH5]� Firm Term: 10 Option Term: NA Additional Requirements[H6]�: Offered Space must be a contiguous block. Office will include 1,500 Sf for Conference/Training Room. -Warehouse component: 1,000� SF of requirement is for a warehouse component[H8]�[H9]� which must Have minimum 6� wide double door opening Must be located on ground level and on same property as office location and within 200 Sf of office exterior door (preference is warehouse to be adjoining) Parking (full time): Eight[H10]�[KEH11]� (8) Government vehicle spaces must be located in 24/7 lit or secured parking lot that is within four (4) block radius of the premises. Adequate[H12]�[KEH13]� parking for at least 16 employees located within a four (4) block radius Part-time parking for conferences: Adequate number of parking for 39 vehicles every 3 months within a four (4) block walking distance of premises. Adequate number of parking for 77 vehicles every 6 months within a four (4) block walking distance of premises. Location: The premises[H14]� must be located in Area of low crime; this will be evaluated before a site can be considered Professional office park or surrounding area. The agency cannot be co-located in a building nor can the building be adjacent by any side to a CBD/Marijuana Dispensary/Distributor, or next to any sexually explicit� busines.[H15]� Upon inspections, a building�s location and the neighborhood will be evaluated for suitability, and can be eliminated at the agency�s discretion. Special: ABAAS compliant restrooms must include at least 112 square feet for a shower. 24 hour access to the Premises is required. Will[H16]� need a secondary egress for each individual office and warehouse space leading away from the main entry door or shared common corridor �Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Government may consider separately metered utilities.� ��Offered space shall not be in the 100 year flood plain.
