Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Kansas City: Lenexa Delineated Area: North:� Johnson Drive South:� I-435 East:� Lamar Avenue West West:� Renner Boulevard Minimum Sq. Ft. (ABOA): 16,160 Maximum Sq. Ft. (ABOA): 18,000 Space Type: Office & Other Special Space Parking Spaces (Total): 14 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 14 Full Term: 15 years, with termination rights after 60 days Firm Term: 10 years Option Term: 5 years Additional Requirements: Ground floor space is preferred.� If above ground level, a freight elevator that can accommodate 2 people and 2 extra-large coolers with wider doors and hallways. Space must be contiguous and not split by a public corridor. Reinforced flooring for high density file storage system, 2 refrigerators, 2 freezers, and X-large coolers. Loading area and/or loading dock to building or space with acceptable ramp if the loading area is not at the same grade. Ability to install restrooms and showers within the space. Slab-to-Slab demising partitions. 8� high perimeter chain link fence around the 14 parking spaces for Government owned vehicles. Level II Security. Space shall be located in a professional office setting and not within 500 LF of residential areas. Space shall not be located within 500 LF of businesses whose primary operation is the sale of alcoholic beverages, night clubs, liquor stores, pawnshops, firearms sold/discharged, or where there are tenants related to drug treatment or detention facilities, or other businesses that produce large fluctuations in traffic, noise or smells detectable within the office space. The site shall be easily accessible by main thoroughfare. A variety of employee services, such as restaurants, retail shops, cleaners, and banks, shall be located within a 1 mile radius of the Building. CRITERIA THAT ELIMINATES COMMERCIAL SPACE FROM CONSIDERATION: Proposed office space is below the first floor of the building. Proposed building houses planned parenthood clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services (including but not limited to: Social Security Administration). Building cannot provide on-site secured parking for tenant official vehicles. Proposed office space is located in a high crime area as determined by the Government. Building may not be owned in part or in full by any company, business or entity that is subject to regulation by the Food and Drug Administration. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is not required.� Offered space shall not be in the 100 year flood plain.
