����������������������������������������������������������������������� �GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: MS City: Pearl Delineated Area: North: US-25 South: 1.5 miles south of Interstate 20 West: Flowood Drive East: State Highway 471 Office Minimum Sq. Ft. (ABOA): 20,632 ABOASF Office Maximum Sq. Ft. (ABOA): 20,632ABOASF Parking Spaces (Total): 25 Parking Spaces (Surface): 25� Parking Spaces (Structured): 0 Parking Spaces (Reserved): 25 Full Term: 15 Years Firm Term: 10 Years Option Term: None Additional[H2]�[DD3]� Requirements: Of the 20,632 ABOA SF required,� 9,000 will be for office. The balance will be for 8,832 sf of storage and warehouse and 1,800 sf of it will be for laboratory and clinic, and 1,000 sf for training room. Offered space must be located on the ground floor and it must be contiguous. A roll-up door with a minimum of 12X14 opening is required.[H4]� Parking: 5 spaces are required for Government Vehicles and boats of which 5 will be structured and �5 will[H5]� be reserved. Furthermore, for visitors and employees, the parking-to-square-foot ratio available on site shall at least meet current local code requirements. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 10� miles, as determined by the LCO.� Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 10 miles as determined by the LCO.� Amenities must be existing or Offeror must demonstrate to the Government�s reasonable satisfaction that such amenities will exist by the Government�s required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space shall be fully serviced.� Offered space shall not be in the 100 year flood plain.
