Description
The U.S. Department of Veterans Affairs Seeks Expressions of Interest for 30,726 Net Usable Square Feet NUSF of Durham S1 Community Based Outpatient Clinic Durham, North Carolina The Department of Veterans Affairs desires to lease a minimum 30,726 NUSF of commercial space to provide Primary Care functions to VA patients in Durham, NC delineated area. The space will have Exam Rooms and Office space for the functional staff required. Associated with the primary functions of the space will be all necessary patient waiting areas, functional corridors, restroom facilities, lab space, charting/record functions, and staff support areas. The space must meet accessibility laws in accordance with 4 CFR 101-19.6, App A, Uniform Federal Accessibility Standards. VA seeks to lease 30,726 Net Usable Square Feet of space and 350 parking spaces for use by VA as a Community Based Outpatient Clinic. The maximum rentable square feet, RSF cannot exceed 41,480. The VA seeks a lease term of 15 years, 10- year base contract term with 5 one-year option periods. To receive consideration, submitted properties must be located within the following area described below, which is bound by the following roads, or must front on any of the following boundary lines: To the East: N. Roxboro St.; West: Sparger Rd, 751, Kerley Rd, Mt. Moriah; North: West Carver St. Cole Mill Rd.; South: MLK Jr. Parkway, University Dr, Old Chapel Hill Road. A map or proof that the proposed property is within the delineated area is required.
