Description
General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Denver Delineated Area: North: Market Street to 20th Street South: 16th Street to Glenarm Place East: N. Broadway West: 16th Street to Market Street Minimum Sq. Ft. (ABOA): 12,456 Maximum Sq. Ft. (ABOA): 13,701 Space Type: Office Parking Spaces (Total): 10 parking spaces Parking Spaces (Surface): 0 parking spaces Parking Spaces (Structured): 10 parking spaces Full Term: 20 Years Firm Term: 18 Years Option Term: None Additional Requirements: Occupancy must be located in contiguous space, on one floor within a modern office building.� The building must not be a store front. Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building fa�ade, column spacing less than 20� on center, etc.� The building structure must be able to support a 1,700 lb safe and 6 additional safes. The occupancy will need to comply with Facility Security Standard Level 2 and other security requirements determined by GSA. If there are no countermeasures in place to protect access points from penetration from general parking there must be a clear zone extended at a minimum standoff distance for inhabited building. Minimum of 20ft per ISC & UFC DoD Antiterrorism Standards. Parking must be covered/structured, above ground and/or adjacent to the facility and meet UFC DoD Antiterrorisms Standards.� The facility must have 24/7 access. The facility must have a freight elevator The facility must be sprinklered. The facility must have a loading dock. Agency prefers not to be collocated with other agencies or entities providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, similar social service and welfare type programs, as well as private law firms representing drug offenders. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
