U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Monroeville Delineated Area: North � Interstate 376 East � Mosside Boulevard West � Monroeville Mall South � Monroeville Boulevard, to Stroeschein Boulevard to Wyngate Drive to Monroeville Boulevard Between Mosside Boulevard & Monroeville Mall *Please see attached map Minimum Sq. Ft. (ABOA): 5,360 Maximum Sq. Ft. (ABOA): 5,896 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Reserved and Secured): 0 Full Term: 15 years Firm Term: 10 years Additional Requirements: Subleases will not be considered. The space offered should be no more than twice as long as it is wide and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts, the use of modular furniture and office work flow. Space configuration shall allow for a separate accessible employee entrance which provides access to the space without going through the public reception area. Offers must be for first-class contiguous office space, on one floor. If space is above the first floor, 2 elevators shall be required. Column perimeters shall be at least 20� from any wall and from each other and shall be no more than 2� square. Agency Tenant Improvements : Existing Leased Space: $13.52 per ABOA Other Locations Offered:$48.61 per ABOA Building Specific Amortized Capital: �Existing Leased Space :$0.00� per ABOA Other Locations Offered: $6.00 per ABOA Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Monroeville, PA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than January 13, 2021by 5:00 PM EST Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
