U.S. GOVERNMENT Project 8CA3590 The General Services Administration seeks to lease the following space: State:�CA City:�McClellan Delineated Area: North: Elverta Road to Watt Avenue to Airbase Drive to Madison Avenue South: Jackson Road to Watt Avenue to Longview Drive to I-80 to Raley Blvd to Bell Avenue East: Sunrise Blvd to Douglas Road to Mather Blvd to Excelsior Road West: Norwood Avenue to Main Avenue to Del Paso Road to I-5 to I-99 Required Sq. Ft. (ABOA):�6,105 ANSI BOMA Office Area Maximum Sq. Ft. (RSF):�7,075 Rentable Square Feet Space Type:�Office/Flex Parking Spaces (Total):�9 Parking Spaces, Surface:�9 Full Term:�10 Years Firm Term:�5 Years Option Term:�5 Years Additional Requirements: Warehouse Storage Requirement. A loading dock is preferred but not mandatory.� If a loading dock is not available The offeror to provide a designated loading area within a maximum distance of 30ft from the agency�s warehouse storage space. The designated loading area and delivery route should be adequately equipped and designed to receive frequent shipments on pallets, from standard semi-trucks, and transport into the agency�s warehouse storage space. The site and building shall accommodate all required maneuvering clearance for standard semi-trucks with dimensions approximately 72�feet�long, 8.5�feet�wide, and 13.5�feet�tall.� The offeror to submit necessary documents, such as site plan and building floor plan, to indicate the proposed delivery route and confirm that the site and building provide required maneuvering clearance for standard semi-truck and pallet. If the offered space is located on the 2nd floor or above, the building must have a freight elevator for the tenant�s use. Parking must be available onsite.� It is required to have rod iron fence (minimum 7 feet height from the ground) within the parking area to accommodate the following vehicles: 9 government-owned vehicles 1 Trailer (7 feet by 16 feet) 1 Mini Jet (11 feet by 16 feet) 2 Mini Jets (8 feet by 14 feet) 1 Golf Cart (4 feet by 8 feet) A 2nd floor or above is preferred, but not mandatory. The space shall be located in a modern quality building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in a 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in McClellan Park, CA, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement.
