State: California City: Camarillo Delineated Area: �North - W. Ponderosa Drive / N. Adolfo Road / Adolfo Road; �West - Springville Drive �South - US Highway 101 �East - Conejo Creek Minimum Sq. Ft. (ABOA): 13,658 Maximum Sq. Ft. (ABOA): 14,204 Space Type: Office Parking Spaces (Total): Per local code, including Reserved parking Parking Spaces (Reserved): 9 spaces for GOVs Full Term: 10 years, 5 years firm with two 5-year renewal options Additional Requirements: �Offered space may be contiguous on the ground floor. If non-contiguous, the TAC unit requires a minimum of 2,428 ABOA-SF and prefers the ground floor; the remaining 11,230 ABOA-SF would prefer to be on the second floor or higher. If other than ground floor, a minimum of two (2) elevators must be available �Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placements of columns (columns must be at least 20ft from any interior wall and from each other, and be no more than 2ft square. �Space to be located within two (2) city blocks from a primary or secondary street with access to regularly scheduled public transportation within approximately � mile. �Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a walkable � mile, as determined by the LCO. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
