- General Services Administration (GSA) seeks to lease the following space: State: TX City: McAllen Delineated Area: North: W Trenton Road east to S McColl Street East: S McColl Street south to US-2 South: US-2 east to S 23rd Street to Sarah Avenue. Sarah Avenue west to S Ware Road. S Ware Road. West: S Ware Road north to 5 Mile Line/W Trenton Road Sq. Ft. (ABOA): 21,953 Space Type: Office Parking Spaces (Total): 80 Parking Spaces (Reserved/Surface): 5 Parking Spaces (Surface/Structured): 75 parking spaces must be commercially available on-site or within 1,320 walkable feet Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Space must be contiguous. Stacked space is acceptable. At a minimum this project shall obtain LEED - Certification for Commercial Interiors (LEED-CI) for existing buildings. The successful Lessor, at the Lessor�s cost and expense, shall obtain certification from the U.S. Green Building Council (USGBC) within nine (9) months of project occupancy. Green Globes is an alternate rating system that may be accepted. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exemption. The main building entrance shall be located within 2,640 walkable feet to public transportation with one or more bus stops. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade.� The public entrance to the building must be located more than 300 walkable feet from schools (K-12). Buildings located within any type of Manufacturing, Industrial, Warehouse, Retail or similar zones will not be accepted. Building must allow for separate visitor and employee entrances. Column spacing shall be a minimum of 20' x 20' Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address and the location of available space within the building; Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); Date of space availability; Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; Amount of parking available onsite and its cost.� Include whether expected rental rate includes the cost of the required Government parking, (if any); Energy Efficiency and renewable energy features existing within the building; List of building Services provided. One-eighth inch scale drawing of space offered. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement. Permission to represent multiple owners for the same submission.
