- General Services Administration (GSA) seeks to lease the following space in Port Arthur, Texas � RLP No. 8TX3381 State:� Texas City:��Port Arthur Delineated Area: North:� Helena Ave. East:��� Hwy 347 South:� 60th St. West:��� Hwy 287 Minimum Sq. Ft. (ABOA):��7,589 ABOA SF Maximum Sq. Ft. (ABOA):��7,589 ABOA SF Space Type:��Office Parking Spaces (Total):� 40 on-site Parking Spaces (Surface):��40 on-site Parking Spaces (Structured):� N/A Parking Spaces (Reserved):� N/A Full Term:��15 years Firm Term:��13 years Option Term:� N/A Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout.� Interior columns must be a minimum of 20� apart.� Space must not exceed a W/L ratio of 2:3. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections.� Space shall be located on the ground floor, shall be contiguous and on one level without being split by a public corridor or firewalls.� If ground floor space is not available, contiguous upper floor space may be an acceptable alternative if approved by the GSA LCO.� Elevator service must consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator.) Space will not be considered where apartment space or other living quarters are located within the building.� Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease.� All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Port Arthur, Texas, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
