- Lawrence Livermore National Security, LLC is seeking sources to provide suitable commercial office space for its continuing presence and operations in Washington DC. Viable office space locations must be within reasonable walking distance of the Department of Energy (DOE) and National Nuclear Security Administration (NNSA) (refer to the uploaded graphic that depicts the desired area located within the red highlighted area and as described herein.) Sources sought prospects need to be located within the following described rectangular area: NE corner 12th St, SW and Independence Avenue SW; NW Corner 7th St. SW and Independence Avenue SW; SW corner 7th St SW and E St SW; SE corner 12th St SW and Maine Avenue SW. Additional ease of access to ground transportation, and DC Metro are preferred. Space requirements are as follows; a minimum of 4500 sf to a maximum of 5500 sf, minimum of four and maximum of six offices, reception area, at least two conference rooms (one to seat 10 persons, and one large for up to 24 persons), kitchenette, office storage room, and a computer equipment room/closet. Prefer fully improved suite ready for move-in but, will consider unfinished depending on time to complete and Tenant Improvement allowance. Fiber optic connections, card key access to building and suite will be required. Additional parking availability for invitees/guests desired. LLNS is looking for available lease possession in November-December 2021 with lease commencement on February 1, 2022. The overall lease term will be for 5 years. The offered terms should also breakdown operational costs (Taxes, Insurance and CAMs) as components of the monthly lease rate whether triple net or gross.� Rates should be provided in monthly and annual price per square foot of leasable space.� Include any annual reconciliation for triple net costs as estimated for the first year of term and provide security deposit requirement. Please note any additional services which are a portion of the monthly lease costs proposed (i.e., janitorial, garbage, etc.)� Please indicate annual lease rate escalation desired. (Note: This lease will be subject to a limitation of funds made available to LLNS each Government fiscal year.� LLNS will reserve the right to terminate the lease for convenience if additional fiscal year Government funding is not provided during the term of the lease.) Interested offerors should submit detailed information on available office space meeting the requirements set forth, along with landlord's draft sample lease and proposed terms. Respond to: M.
