- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Greeley City: Colorado Delineated Area: North: Road 392 East: Highway 85 South: Highway 34 West: I-25 Minimum Sq. Ft. (ABOA): 2,800 Flex Space (Warehouse/Office), 2,100 Wareyard Maximum Sq. Ft. (ABOA): 3,112 Flex Space (Warehouse/Office), 2,100 Wareyard Space Type: Office, Warehouse, Wareyard Parking Spaces (Total): 5 Parking Spaces (Surface): 5 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 5 Full Term: 15 years Firm Term: 13 years Option Term: n/a Additional Requirements: Location must be on the first floor and cannot be split by a common hallway Appropriate hookups for a backup generator must be provided Floor loading is required to support 7 safes at 100 � 1,400 lbs each Space must offer the ability to storage flammable/hazardous materials, ammunitions and firearms onsite (in appropriate storage units) 300 feet of the flex space must have ceiling heights of at least 10 feet 1,000 feet of the flex space must have ceiling heights of at least 12 feet One large bay door must be provided of at least 10 feet high by 16 feet wide at grade level Loading lights associated with the bay door and loading area must be provided Wareyard must consist of a gravel base and have an 8 foot high security fence with 3 strand barbwire fence at the top. The wareyard must have a 12 foot high manually operated gate for vehicular entry as well as a passenger entry door Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any) Date of space availability; Building ownership information; Amount of parking available on-site and its cost.
