- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Connecticut City: Norwich Delineated Area: City Limits of Norwich, CT Minimum Sq. Ft. (ABOA): 4347 Maximum Sq. Ft. (ABOA): 4520 Space Type: Office Parking Spaces (Total): 20 Parking Spaces (Surface): 20 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 Firm Term: 5 Option Term: N/A Additional Requirements: Location: � The location shall be accessible to a variety of eating, shopping, and child care establishments. � Spaces shall not be located in an industrial zoned area and shall not be co-located with offices with the Federal Bureau of Investigation (FBI), Bureau of Alcohol, Tobacco and Firearms (ATF), Immigration and Customs Enforcement (ICE), Drug Enforcement Agency (DEA) or Customs and Border Protection (CBP). � Spaces shall not be located in proximity to gun stores, pawn shops, adult entertainment clubs, liquor stores, medical (or otherwise) marijuana distributors or methadone clinics are precluded within a walkable � mile of the location. � Spaces shall not be co?located with a fitness gym where sounds from the facility seep into the location. � Leased space on the first floor is preferred. Space shall be contiguous office space. The lease shall be full serviced to include Janitorial services. Public Transportation: � Access to public transportation or bus line shall be located within the immediate vicinity of the building, but generally not to exceed a walkable � one mile. � Parking: � 20 Onsite parking spaces to include 2 designated ADA compliant spaces; easy entrance and exit to the parking area is a requirement to accommodate special needs transportation. � Building and Design Concept: � The building and design shall meet the location�s program needs, goals, and requirements to include an aesthetically pleasing atmosphere that enhances the needs of our clients. � Natural daylight shall be accessible within the building space design Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Norwich, CT, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replications of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: 1/20/2022 Market Survey (Estimated): 2/20/2022 Occupancy (Estimated): 10/1/2023 Expressions of Interest must include the following information: 1) Name, address, telephone number and email address of individual to be contacted. 2)�Building name, address, and location of space in building 3)�Drawing of space offered 4)�ANSI/BOMA defined Office Area Square Feet, Rentable Square Feed Offered, and Percentage of Common Area Factor used to Determine the Rentable Square Feet. 5)�Offered space must have a minimum of 20� for column spacing and cannot be more than 2� square. 6)�Minimum ceiling height of 9� is required. 7)�Offered space above the ground level must have at least 2 passenger accessible elevators. 8) Legal description. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s).
