(ABOA):� �24,456 Space Type:��Office Parking Spaces (Total):��134 Parking Spaces (Surface):��134 Parking Spaces (Structured):��0 Parking Spaces (Reserved):��134 Full Term:��15 years Firm Term:��10 years Option Term:��N/A Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout. Interior columns must be a minimum of 20� apart. Space must not exceed a W/L ratio of 2:3. Space shall be located in a professional office setting and not within 1000-feet proximity to residential areas, railroad tracks, or busy intersections. Space shall be located on the ground floor, shall be contiguous and on one level without being split by a public corridor or firewalls. If ground floor space is not available, contiguous upper floor space may be an acceptable alternative if approved by the GSA LCO. Elevator service must consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator). Space will not be considered where apartment space or other living quarters are located within the building. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant�alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
