Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Missouri City: Kansas City Delineated Area: North: 92 Highway East: 169 Highway South: �Missouri River West: �I-29 to I-435 Minimum Sq. Ft. (ABOA): 27,000 Maximum Sq. Ft. (ABOA): 28,000 Space Type: Office & Other Special Space Parking Spaces (Total): 3 Parking Spaces (Surface): 0 Parking Spaces (Secured): 0 Parking Spaces (Reserved): 3 Full Term: 20 years Firm Term: 15 years, with termination rights after 90 days Option Term: none Additional Requirements: Space must be contiguous and on a single floor. Must have a loading area in close proximity to the building or suite entry for busses offloading passengers.� Must be within close proximity to hotels/motels, restaurants, and public transportation. Must meet GSA RLP Neighborhood and Parking requirements. Cannot be located where alcoholic beverages are served. Cannot be located within 1.5 miles of the edge of a runway within 15 degrees of the flight path or near other�loud noise producing activities as determined by the Lease Contracting Officer. Cannot be collocated with drug and alcohol rehab or confinement facilities. Cannot be located where crime exceeds city wide average. Cannot have column spacing less than 20 feet center to center. Must have 10 foot minimum finished ceiling height for two unobstructed 350 SF rooms. Must be within 30 drivable minutes from the airport as determined by the Lease Contracting Officer. Must meet Government requirements for security. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
