- U.S. GOVERNMENT General Services Administration (GSA) seeks to exercise an existing renewal option for leased office and warehouse space in Bloomington, IL: State: Illinois City: Bloomington Delineated Area: City limits of Bloomington, IL Minimum Sq. Ft. (ABOA): 131,388 Maximum Sq. Ft. (ABOA): 134,015 Space Type: Office, Warehouse Parking Spaces (Total): The parking-to-square-foot ratio available on- site shall at least meet current local code requirements. Full Term: 5 Years Firm Term: 5 Years Option Term: None Additional Requirements: The space is required for occupancy no later than May 19, 2023. The space shall be contiguous, on ground level. The space must yield approximately 17,847 � 18,204 ABOA sf of office and related space, and 113,541 � 115,811 ABOA sf of warehouse space. A minimum of 30' (on-center) between columns is required for the office space, and a minimum of 40� (on-center) between columns is required for the warehouse space. Additionally, for the efficiency of layout, the following cannot be considered: Atriums, light wells, or other areas interrupting contiguous spaces; Extremely long, narrow runs of space; Irregular space configurations; or Other unusual building features. Any other configuration must be approved by the GSA Lease Contracting Officer and IRS. The space must have a minimum of ten loading docks and one ramped opening. Every loading dock requires a 10� wide x 10� high electrically operated overhead roll-up door. The openings shall be furnished with automatic dock levelers (edge-of dock or equivalent, truck dock bumpers, and stationery truck shelters). The ramped opening shall be provided with 10� wide by 12' high electrically operated overhead roll-up door. Office space ceilings shall be a minimum of 9� measured from the floor to the lowest obstruction. Warehouse space ceilings shall be a minimum of 22� measured from the floor to the lowest obstruction. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 500 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Bloomington, IL, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
