Description
General Services Administration (GSA) seeks to lease the following space: State: Texas City: Irving Delineated Area: North: Route 121 to I-35 East South: I-30 East: I-35 East to Route 12 West: Route 97 to Route 212 Minimum Sq. Ft. (ABOA): 55,746 Maximum Sq. Ft. (ABOA): 56,246 Space Type: Office Parking Spaces (Total): 5 reserved spaces are required for government owned vehicles on site, with an additional 244 employee parking spaces and 113 customer parking spaces commercially available onsite or within a safe � mile walking distance from the offered building. Parking Spaces (Reserved/Surface): 5 Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Space must be contiguous. Offered space must be contiguous on one floor or vertically contiguous on two floors and shall provide configuration of space that will allow for an efficient layout of space for public access offices, workstations and special use spaces (file rooms, assembly areas, copy rooms, storage rooms, etc.). Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. The public entrance to the building must be located more than 300 walkable feet to schools (K-12). Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Buildings located within any type of Manufacturing, Industrial, Warehouse, Retail or similar zones will not be accepted. Proposed Govt. tenant will have a high volume of visitors (up to approximately 250 per day). Building must allow for separate visitor and employee entrances. Space will not be considered where there any living quarters are located in the building. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).��For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Irving, TX, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) A narrative and map describing proximity of the building to the nearest bus�and/or train stop, and major transportation routes; (10) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; (11) Any information related to title issues, easements, or restrictions on the use of the building; and (12) Provide expected rental rate per rentable square foot.
