- Description
- The United States Government currently occupies office and related space in a building under lease in Westchester, IL that will expire on May 31, 2022. The Lease includes an unevaluated renewal option for a (5) five year term, (36) months firm. The Government has a continuing need for this space and anticipates exercising the renewal option unless the Government can expect to recover relocation and duplication of costs. The Government needs to lease approximately 16,728 contiguous rentable square feet of office space. The rentable space must yield a minimum of 14,546 ANSI/BOMA Office area square feet. The Lease term requirement is for 5 years. The delineated area in Western Cook and Eastern DuPage Counties is East:� Wolf Rd., South: Ogden Ave.� West: Rte 83, North: Roosevelt Rd. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, security infrastructure, telecommunications infrastructure, non-productive agency downtime, and the availability of alternative space that potentially can satisfy the Government�s requirements. Space must meet the Government's standards for fire life/safety, ABAAS accessibility, and other requirements of a Government lease. Expressions of interest should include the following concerning potential properties and be submitted to the address below on or prior to March 31, 2022: 1. Building name and address; 2. Location of space in the building and date of availability; 3. ANSI BOMI office area/ useable square feet (USF); 4. Rentable square feet (RSF) offered and rental rate per usable square foot, full service, meeting GSA�s building shell requirements; 5. Name, address, telephone number, and email address of authorized contact (If a submitter is a broker or agent, a letter from the property owner authorizing the broker or agent to represent the property on behalf of the owner); 6. Scaled floor plans (as-built) identifying offered space; 7. Information on project and building ownership. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year floodplain. The Government's decision regarding whether to issue a Request for Lease Proposal or to relocate will be based, in part, on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government�s requirements.
