FT. (ABOA): 37,000 SQ. FT. SPACE TYPE: OFFICE, GYM/PHYSICAL TRAINING AREA, BREAKROOM� PARKING SPACES (TOTAL): MINIMUM OF 125 TOTAL SECURED SURFACE, STRUCTURED OR COMBINATION OF BOTH PARKING SPACES (RESERVED): 10 FULL TERM: 240 MONTHS (20 YEARS) FIRM TERM: 60 MONTHS (5 YEAR FIRM) OPTION TERM: NONE The U.S. Government requires office and related space (GYM/PHYSICAL TRAINING, BREAKROOMS) yielding approximately 37,000 ANSI/BOMA sq. ft. with a minimum of 125 dedicated parking spaces is required, anticipated on or after JANUARY 01, 2023. The space must be located within 7 mile radius of or within a 15 minute driving time to Hartsfield-Jackson Atlanta International Airport (ATL).� The lease shall be inclusive of all services, supplies, utilities, partitioning; tenant improvement allowance for alterations to be included as part of the rental consideration. Due to mission critical duties, the space must be accessible by major arterial roads and/or public transportation systems to the ATL airport. Additional requirements are to have sufficient parking for visitors, and the ability to securely house a 24-hour operation within the space, as well as a minimum ceiling height for the gym training area of 12 feet�and a floor load of 100 lbs per sq. ft.� Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
