- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: West Virginia (WV) City: Martinsburg/Kearneysville Delineated Area: NORTH: Northern City Limits of Martinsburg, WV WEST:� Going South from I-81 to Tuscarora Pike to Arden Nollville Road to Tabler Station SOUTH: Going East from Tabler Station Road to Novak Drive to Airport Road to Paynes Ford Road to Leetown Road EAST: � Going North from Old Leetown Pike to Wiltshire Road to Industrial Boulevard to McGarry Boulevard to James Burr Boulevard to WV-9 Minimum Sq. Ft. (ABOA): 24,479 Maximum Sq. Ft. (ABOA): 25,703 Space Type: Office and Related Space Parking Spaces (Total): 20 Parking Spaces (Surface): TBD Parking Spaces (Structured): TBD Parking Spaces (Reserved): 20 Full Term: 15 Years Firm Term: 10 Years Option Term: 5 Years Additional Requirements: Offered space must be contiguous on one floor. Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. The Government requires a minimum of 75 ABOA SF to have a Floor load which must accommodate the following: (1.) 1,000 pound safe, (2.) approximately 15 file cabinet safes of differing security classification, with an estimated weight of 7,500 pounds in total.� 75% of this requirement will be associated with the Copier / Print Production Room (210 ABOA SF); The remaining 25% portion is associated with SCIF Secure File Room (144 ABOA SF). Ability to reserve/secure parking (allow for a gated/fenced area) ? 20 total vehicles including 15 large passenger vans (approximately similar size to a Ford Transit.� A 15-seat passenger van is 238"" long x 85"" wide X 83-109"" tall). ? Must provide space for the installation of two (2) Level 2 Electric vehicle charging stations. The Government must have the right to relocate exterior penetrations for security concerns. The proposed facility shall not house the Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the BOP for security purposes. If located on the second floor or higher, the space: ? Must not be located above a drive through ? Must provide access to a loading dock & freight elevator. Ability to install a generator or have access to existing backup power. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in either the 1-percent-annual chance or the 0.2-percent-annual chance floodplain (formerly referred to as �100-year� and �500-Year� floodplain).
