- Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: OK City: Tulsa Delineated Area: North: 2nd St. East: S. Cincinnati Ave. /E. 3rd St./S. Boston St. South: W. 6th St. West: Denver St Minimum Sq. Ft. (ABOA): 15,420 Maximum Sq. Ft. (ABOA): 16,962 Space Type: Office Parking Spaces (Total): 22 Parking Spaces (Secured Surface): 13 Parking Spaces (Secured Structured): 9 Parking Spaces (Reserved): 0 Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: 24/7 access to its space along with a requirement for overtime utilities. The space needs to be contiguous, self- contained, and the public may not access space without authorization. The secure network equipment room must be fully enclosed and have a lockable door. The agency will install duress alarms in private offices and other select locations at the facility. The walls of the agency space need to be slab to slab (resistant to sound transmission). All demising walls must be acoustically 11/2022 separate from other tenants and public space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Tulsa, OK, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
