- General Services Administration (GSA) seeks to lease the following space: State: Montana City: Malta Delineated Area: Northern Boundary: Green Acres Rd. Eastern Boundary: 191 and Edgewater Ln Southern Boundary: The Milk River Western Boundary: The easternmost side of Mackie Square Minimum Sq. Ft. (ABOA): 18,100 (Approximately 3,000 usable square feet of office space, 5,000 Usable square feet of support space, and 10,100 square feet of warehouse space.) Maximum Sq. Ft. (ABOA): 18,500 (Approximately 3,000 usable square feet of office space, 5,300 Usable square feet of support space, and 10,200 square feet of warehouse space.) Space Type: Office, Warehouse, and related space Parking Spaces (Total): 47 Parking Spaces (Surface): 32 Parking Spaces (Structured): 15 Full Term: 10 years Firm Term: 5 years Option Term: 2, 5-year renewal options Additional Requirements: Cannot be located near any schools or residential areas. The building must be capable of being equipped with a loading dock. Offeror must be willing to install a generator on-site. The location must have uncontrolled and paved access to area Highways. The location should also have access to city utilities, to include sewer and water supplies. Ceilings must be between 9 and 12 feet high. There is a 50-foot setback requirement. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements, Interagency Security Committee (ISC) requirements and Facility Security Level II Requirements by the occupancy date per the terms of the lease. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Malta, Montana, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
