� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: West Virginia City: �Martinsburg Delineated Area: Start at the Intersection of I-81 and Route 9, proceed south on I-81 to Tuscarora Rd and make a right. Proceed on Tuscarora Rd to Arden Nollville Rd and turn left. Proceed on Arden Nollville Rd to Tabler Station Rd and make left. Proceed on Tabler station Rd to Route 11 and make a left. Proceed on Route 11 to Novak drive and make a right. Proceed on Novak Dr to Airport Rd and make a left. Proceed on Airport Rd to Paynes Ford Rd and make a right. Proceed on Paynes Ford Rd to Leetown Rd and make a right. Proceed on Leetown Rd to Old Leetown Pike and make a left. Proceed on Old Leetown Pike to Wiltshire Rd and make a left. Proceed on Wiltshire Rd to Industrial Blvd and make a right. Proceed on Industrial Blvd to McGarry Blvd and turn left. Proceed on McGarry Blvd to James Burr Blvd and turn right. Proceed on James Burr Blvd to Route 9 and make a left. Proceed on Route 9 to South Queen St and turn right. Proceed on South Queen St until it becomes North Queen St (Route 11). Proceed on Route 11 to Route 9 (Edwin Miller Blvd) and proceed straight until you reach I-81 (point of beginning Minimum Sq. Ft. (ABOA): 6,500 Maximum Sq. Ft. (ABOA): 8,700 Space Type: Office Parking Spaces (Total): 4 Parking Spaces (Reserved and Secured): 4 Full Term: 15 years Firm Term: 10 years Additional Requirements: Offered space must be contiguous on one floor. �Space shall not be located on the 1st floor �Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility. The Government shall have access to the space 24 hours a day, 7 days a week. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ��For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. Use this language when the incumbent will likely be competing, and move & replication costs are anticipated. Use this language when only considering existing buildings. Note that, in the event an offer submits a site for construction and it is determined to be a strong option for the Government, if this language is included in the original ad a second ad must be posted in order to accept the site for consideration. Only use this language in the anticipation of remaining in place, or when time is of the essence such that would prevent the time frames required by new construction options. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest (EOI) must be received in writing no later than February 2, 2024 by 4:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space, confirming that the offered space is located on � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
