Description
The U.S. Department of Agriculture (USDA) seeks to lease the following space: City, State: CARROLLTON, OH County: CARROLL COUNTY Delineated Area: (See attached map for reference) N: Waynesburg NE/Cobbler NE/HWY 171 & Arrow SW/SR 15 ending at Andora NE/SR 10 E: Andora NE/SR 10, cont. on Park NE, E on Main NE/Steubenville, RD SE/HWY 43/HWY 9, Ascot SE/Ascot, to Alamo SE/SR 8 S: Penny SE & Alamo SE/SR 8, Scio/HWY 332, Empire SW/SR 136/Canyon SW/SR 54, end at SR 136/Canyon SW/SR 54 & Antigua SW/SR 11 W: Empire SW/SR 136/Canyon SW/SR 54 & Antigua SW/SR 11, Scroll SW/SR 604, Burrow SW/SR 47, Roswell SW/HWY 39, Arrow SW/SR 15 end Waynesburg NE/Cobbler NE/HWY 171 Minimum Usable Square Feet (ABOA): 2,747 Maximum Usable Square Feet (ABOA): 2,884 Maximum Rentable Square Feet (RSF): 3,296 Space Type: Office and Related Space Reserved Parking Spaces for Government Vehicles: 1 GOV Reserved Parking Spaces for Visitors: 5 Non-reserved Parking Spaces for Employees (for use at no charge to the Government): 10 at no additional cost to govt. Within 1/4th mile Full Term: 10 years (60 months) Firm Term: 5 YEARS (60 months) Termination Rights: 120 days in whole or in part, after the Firm Term Option Term: None Additional Requirements: A minimum of (2) reserved visitor parking space shall be pull-through to accommodate semi-trucks and trailers. Parking lot must be able to accommodate dually trucks, semi-trucks, and trailers including livestock trailers. Paved road access is required to accommodate 80,000-pound loaded semi-trucks and 50,000-pound loaded livestock trailers. Space shall be contiguous. Due to the public facing nature of this location first floor is preferred. phased construction, or temporary office space / swing space required to ensure minimum USDA continuity of operations during construction. offered space shall not be a sub-lease. Proposed location must have good cell phone coverage for the major carriers to allow for mobile hotspot use during construction. Lessor must be willing to provide and install site prep infrastructure for (1) Gov�t provided and installed level-2 dual-port electric vehicle charging station. Initial Offer Due Date: 2/29/2024 Lease Award Date (Estimated): 9/25/2024 Any submission received without documentation of ownership and/or written authorization to represent owner(s) will not be considered until such time the documentation has been received.� This documentation must be received on or before the due date for Expressions of Interest. In cases where an agent is representing multiple entities, written acknowledgement/ permission from each entity to represent multiple interest parties for the same submission must be submitted prior to the Expressions of Interest due date.
