Description
General Services Administration (GSA) seeks to lease the following space: The U.S. Government currently occupies office and related space in a building under a lease in Philadelphia, PA, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. State: Pennsylvania City: Philadelphia Delineated Area: Starting at the corner of S 4th and Walnut Streets (Point of Beginning, �POB�); head west to the corner of S 11th and Walnut Streets. Head north to the corner of N 11th and Race Streets. Then east along Race Street to N 4th St. Head south along N 4th St to the corner of S 4th and Walnut Streets (POB). Minimum Sq. Ft. (ABOA): 4,315 Maximum Sq. Ft. (ABOA): 4,500 Space Type: Office Parking Spaces (Total): 0 Full Term: 15 Firm Term: 10 Additional Requirements: Offered space�s floor load should support use as fitness center facility. Shower and locker facilities are required as part of tenant buildout. Offered space must be accessible 24/7, including use of elevators, restrooms, lights, and normal office equipment. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain.
