Description
The Phoenix VA Medical Center currently leases 18,941 rentable square feet (RSF) of space at 9420 N. 25th Avenue, Phoenix, Arizona 85021 known as the Thunderbird Community-Based Outpatient Clinic (CBOC). The Thunderbird CBOC s Lease expires on June 9th, 2025. The Department of Veterans Affairs (VA) intends to continue occupancy in accordance with (IAW) the authority outlined in General Services Administration Acquisition Manual (GSAM) 570.404 Superseding Leases. However, the VA is interested in considering alternative space if economically advantageous, and that otherwise the VA intends to pursue a sole source acquisition. The VA will take in consideration the cost of moving, alterations, and other factors when determining whether to relocate. The VA will require any alternative space being offered to meet the following criteria: A lease for up to a ten (10) years; up to five (5) years firm term Occupancy is required by June 10th, 2025; Offered space can be on no more than one (1) floor; Shall provide at the minimum of 18,941 rentable square feet (RSF); with a maximum of 18, 941 RSF; On-site parking for a minimum of 60 and a maximum of 120 vehicles is required; Proposed property shall not be located within the 100-year flood plain; Proposed property shall be seismic compliant IAW the Interagency Committee on Seismic Safety in Construction (ICSSC) standards and; The proposed property must be within the delineated area as follows: North: West Peoria Ave from North 43rd Ave to 7th Ave South: West Northern Ave from 43rd Ave to North 7th Ave / East: North 43rd Ave from West Peoria Ave to West Northern Ave/ West: North 7th Ave from West Peoria Ave to West Northern Ave. To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement: Proposed Property address with a map showing property within the delineated area. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation delineating the cost advantages to the Government for relocating to proposed space. Documentation delineating offerors ability to meet all the Governments requirements identified in this announcement. Amount of space offered. Cost. i.e. dollar per square foot. Number of parking spaces. Note, the above figures are minimums, and maximum. Date space is available. Other pertinent information that will help the VA determine if relocation will be economically advantageous. Interested offerors (owners or their legal representatives, i.e. brokers) shall submit information concerning their properties outlined above to Augustine Alford via email at Augustine.Alford@va.gov, no later than 4:00 PM PT on May 27, 2024.
