U.S. GOVERNMENT� � � � � � GSA Public Buildings Service� � Pre-solicitation Notice/Advertisement� � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Erie Delineated Area: North - County Road (CR) 26 East - County Road (CR) 17 South - County Road (CR) 6 West - County Line Rd Minimum Sq. Ft. (ABOA): 6,700 Maximum Sq. Ft. (ABOA): 7,705 Space Type: Office & Other Parking Spaces (Total): 15 Parking Spaces (Surface): 15 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 15 Full Term: 10 years Firm Term: 5 years Option Term: 1 5-year renewal option Additional Requirements: If offered building is greater than single story, the building must be able to provide an elevator that can be made secure. Offered building must not be within 100 yards, measured linearly from property line to property line, or within the line of sight of schools, daycares, churches, residential areas, correctional facilities, mental health or drug treatment facilities, cannabis dispensaries, manufacturers or distributors, or areas of high civilian activity or vulnerability. Offered building and site layout must have ability to provide or construct an enclosed, secure sallyport, used for detainee transportation.� Sallyport must have dedicated secure entrance and pathway into ground/ first floor space and or detention spaces. The sally port must be large enough to accommodate a large van and onboarding and deboarding movements. Build-out must be completed by 8/31/2025 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. ************************************************************************************ The U.S. Government currently occupies office and related space in a building under a lease in Erie, CO, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
