Peachtree Street NW. Proceed north on W. Peachtree Street NW until its intersection with Peachtree Circle NE. Proceed east on Peachtree Circle NE until its intersection with The Prado NE. Proceed east on The Prado NE until its intersection with Maddox Drive NE. Proceed east on Maddox Drive NE until its intersection with Park Lane NE. East: Proceed south on Park Lane NE until its intersection with Piedmont Avenue NE. Proceed south on Piedmont Avenue NE until its intersection with 10th Street NE. Proceed east on 10th Street NE until its intersection with Monroe Drive NE. Proceed south on Monroe Drive NE until its intersection with U.S. 78.� South: Proceed west on U.S. 78 until its intersection with Juniper Street NE. If offered space is offered on a single floor, then the space must be contiguous on the ground level. If the offered space is on two floors, then: A minimum of 5,543 ABOA SF (�Block A�) must be located on the ground floor. The balance of the space (�Block B�) must be contiguous and located on a single floor.� Block A is expected to be classified as an assembly occupancy, which must be accommodated by the offered building. Offered space must be able to achieve a minimum finished ceiling height of 11�0� for Block A and a minimum finished ceiling height of 9�0� for Block B. Offered building must have minimum column spacing of 25�0� x 25�0�. Offered building must be able to safely accommodate drop-off and pick-up from passenger buses. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as the �100-year� floodplain).
