The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. � � � � � � � � � � � � � � �General Services Administration (GSA) seeks to lease the following space: State: South Dakota City: Aberdeen Delineated Area: Aberdeen City Limits Minimum Sq. Ft. (ABOA): 1,700 Maximum Sq. Ft. (ABOA): 1,750 Space Type: Office Parking Spaces (Total): 4 Parking Spaces (Surface): 4 Full Term: 60 months Firm Term: 0 Additional Requirements: 1. All space must be contiguous. First-floor spaces require additional security measures. 2. The proposed facility must not be located within 400�-0� of public defenders, Immigration and Customs Enforcement (ICE), probation offices, Internal Revenue Service (IRS), universities, daycares, religious facilities and other businesses or facilities deemed unacceptable by Tenant Security for safety purposes. This requirement may be waived by Tenant Security if no other facility is deemed acceptable. In those cases, enhanced security requirements may be necessary. 3. Offeror must be willing to install SCIF in the space. 4. Offeror must be willing to install fencing to secure parking spaces. The fence height must be in accordance with FSL II requirements. 5. The Space shall be in a modern quality Building of sound and substantial construction with a facade of permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. 6. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. 7. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements, Interagency Security Committee (ISC) requirements and Facility Security Level II Requirements by the occupancy date per the terms of the lease. This includes including but not limited to the use of a combination of setbacks, site planning, fa�ade hardening and structural measures to provide a medium level of fa�ade and structure blast resistance protection. The site-specific required protection will be determined at the sole discretion of the government on a case-by-case basis. 8. Offered space must meet Government requirements for fire safety, accessibility, 9. A fully serviced lease is required. 10. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain. 11. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual floodplain (formerly referred to as 100-year floodplain).
