Description
General Services Administration (GSA) seeks to lease the following space: State: NC City: Charlotte Delineated Area: From a starting point at the intersection of the Catawba River and Highway 27- East along Highway 27 to Interstate 485; south along Interstate 485 to West Boulevard; east along West Boulevard and Highway 160 to Billy Graham Parkway; southeast along Billy Graham Parkway to Highway 49; south along Highway 49 to Tyvola Road; east along Tyvola Road to South Boulevard; south along South Boulevard to Arrowood Road; west on Arrowood Road to Interstate 77; south along Interstate 77 to the North Carolina/South Carolina Border; west along the state border to Highway 160; north along Highway 160 to Highway 49; south on Highway 49 to the Catawba River; north along the Catawba River to Highway 29 (starting point). Minimum Sq. Ft. (ABOA): 5,315 Maximum Sq. Ft. (ABOA): 5,847 Space Type: Office: 1,990 ABOA Lab/Special Use: 725 ABOA Light Industrial/Warehouse: 2,600 ABOA Wareyard: 18,600 Parking Spaces (Total): 23 Parking Spaces (Surface): 12 Parking Spaces (Structured): 5 Parking Spaces (Reserved): 6 Full Term: 20 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: The building(s), ware yard and parking areas shall be all ground level, contiguous space. The warehouse/ware yard operation can be located to the side or behind the main office/laboratory building, but all the warehouse/ware yard space must be within a single, secured, fenced area. Access to the ware yard will be controlled by a keypad and a 20-foot cantilever type gate. Ware yard fencing must be a minimum of 8 feet high. Chain link fencing is not acceptable. Outdoor lighting must be sufficient for safety, and to ensure preventive lighting for GOV vehicles parked overnight in the parking lot. Small Conference room required. The building site must accommodate good, safe, vehicular access and circulation throughout for large vehicles and vehicles pulling trailers that can reach 45� in total length with central pivot points like standard semi-trailers or light truck/boat trailer combinations. A drive-through ware yard design is preferred to accommodate these vehicles. Extreme vehicle turns for vehicles to enter the warehouse must also be avoided, as boats up to 26� long, on trailers, will frequently be parked inside. The site should be level with the fenced ware yard located to the rear or side of the facility for professional aesthetic purposes. Ware yard space must be located on site. Depending on ware yard layout, additional circulation space may be required in ware yard. The ware yard space must contain a minimum of 18,000 square feet. Ware yard fencing must be a minimum of 8 feet high. Parking: The fenced, gated and secured wareyard must accommodate 9 standard (10�x20�) open parking spaces plus 6 oversized (12�x24�) open parking spaces for government owned vehicles plus 5 covered spaces (12�x24�) for boats on trailers plus 3 standard open spaces for visitors. Laboratory: A dual bed deionized water system shall be provided, installed, and maintained by USGS and connected to a dedicated faucet (lessor provided), Lessee will be responsible for tank replacement. A minimum of 2 utility sinks with gooseneck faucet and sprayer in the Wet Lab area. All plumbed for hot and cold water, one sink will have a dedicated deionized water faucet in addition. The Lessor will be responsible for maintaining and plumbing sinks including an emergency eyewash station with direct access from both labs. The Laboratory HVAC and ventilation system can be on the same air-handling systems as the office space in the building if the return HVAC is not in or near the Lab areas. Laboratory exhaust system: The Lessor will be responsible for providing, installing, maintaining, and plumbing an exhaust ventilation system (extraction arm, fan, vent), �Snorkel� (vented directly to exterior of building). This system must be acid resistant. The Wet Lab and Electronics Lab require 110 V electrical outlet strips along countertops. A floor level utility sink or confined wash-down area plumbed for both hot and cold is required in the light industrial warehouse area. Warehouse: Field work preparation area, large equipment maintenance area, equipment storage/cages. A minimum of 11 feet of clear ceiling. Floor Drain with sediment trap and sump required at occupancy. A pedestrian door from warehouse to wareyard or parking area will be required at occupancy. Equipment preparation and testing area, employee lockers.
