The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Notice: This advertisement is a notice of a potential opportunity. This advertisement is not a solicitation for offers, nor is it a request for proposals. The purpose of this advertisement is to identify potential sources and suitable locations and is not intended to pre-qualify or disqualify any potential offers. The Government will not pay for any costs incurred as a result of this advertisement. The Government cannot provide any warranty, expressed or implied, as to the accuracy, reliability, or completeness of contents of the furnished information found within this advertisement; Government is under no responsibility to respond or answer any inquiries regarding this advertisement. Respondents are advised that the Government assumes no responsibility to award a lease based upon responses to this advertisement. The VA will require any alternative space being offered to meet the following criteria: 1. A twenty-year, five-year firm term lease. 2. Occupancy is required by November 01, 2025. 3. Offered space must be handicapped accessible, (ADA compliant). Preferred first floor contiguous, but will consider non-contiguous and/or other floor levels with working elevators if ADA compliant. 4. Shall be able to provide 6,211 rentable square feet (RSF)/ 6,211 ABOA SF. 5. On-site parking for a minimum of 24 vehicles is required, of which at least eight (2) spaces must be ADA compliant. 6. Proposed property shall not be located within the 100-year flood plain. 7. The proposed property must be within the delineated area as follows: North: I-90 from the northwest corner of I-90 and I-290 heads east to cross with South Halsted Street forming the Northeast corner. East: South Halstead Street from I-290 to I-55 South: I-55 to I-355 West: I-355 heading north to connect to I-290. I-290 crosses I-90 making the northwest corner of the delineated area. To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement: 1. Proposed Property address with a map showing property within the delineated area. 2. Name, phone number and email address of Property Owner. Note: if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. 3. Documentation evidencing that proposed property is outside the 100-year flood plain. 4. Documentation delineating the cost advantages to the Government for relocating to proposed space. 5. Documentation delineating offerors ability to meet all the Government s requirements identified in this announcement. 6. Amount of space offered. 7. Cost. i.e. dollar per square foot. 8. Number of parking spaces. Note: the above figures are minimums, there is no maximum. 9. Date space is available. 10. Other pertinent information that will help the VA determine if relocation will be economically advantageous.
