Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: AZ City: Rio Rico or Nogales Delineated Area: NORTH: Rio Rico, AZ EAST: Rio Rico, AZ and Nogales, AZ SOUTH: US Border - Nogales, AZ WEST: Nogales, AZ and Rio Rico, AZ Minimum Sq. Ft. (ABOA): 2,480 Maximum Sq. Ft. (ABOA): 2,730 Space Type: Warehouse with Office Space, Flex Space Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 120 Months Firm Term: 60 Months Option Term: N/A Additional Requirements: Warehouse Space � 1,800 Sq. Ft. � A minimum of 15 feet clear ceiling height is required. Grade level electronically operated (automatic), sectional overhead door. Minimum of 18 Ft. wide and 12 Ft. Tall. � � Automatic sprinkler protection system � Industrial-type sink approximately 24�wide x 24�long x 13� deep installed within a stainless steel 10 ft. counter with a bottom open shelf. Sink required hot and cold water. � Industrial/ commercial grade ventilation system � At least one personnel door from exterior to warehouse space. At least 06/2025 one other separate personnel door to the office space portion of the building from exterior. � � Concrete apron must be provided at all personnel and overhead doors. Apron must be door width plus 2 Ft at a maximum in front of the door. � Evidence room: � 200 Sq Ft. � 3 dedicated outlets for refrigerator/freezers. � Long countertop and deep sink with both hot and cold water � 24/7 HVAC Required for Evidence Room Lan Room: 40 Sq Ft. Security: FSL Level 2 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in [City, State], that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
