Description
General Services Administration (GSA) seeks to lease the following space: State: Tulsa City: OK Delineated Area: North: East 1st Street South West: South Denver Ave. South: East 21st Street East: South Peoria Ave Minimum Sq. Ft. (ABOA): 11,818 Maximum Sq. Ft. (ABOA): 11,820 Space Type: Office Parking Spaces (Total): 21 Parking Spaces (Surface): 18 Parking Spaces (Structured): 3 Parking Spaces (Reserved): 21 Additional Requirements: Space will be occupied by a law enforcement agency. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual-chance floodplain (formerly referred to as �100-year� floodplain). The U.S. Government currently occupies approximately 7,835 ABOA SF of office and related space in a building under a lease in Tulsa, OK. The Government has identified a need for 3,893 ABOA SF of expansion space and is considering alternative space for the total requirement of 11,818 ABOA SF if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
