Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Atlanta Delineated Area: North: Beginning at the intersection of Peachtree Dunwoody Road NE and Johnson Ferry Road NE in Sandy Springs; thence easterly along Johnson Ferry Road NE to Ashford Dunwoody Road NE; thence northeasterly along Ashford Dunwoody Road NE to Osborne Road NE; thence northeasterly along Osborne Road NE to Peachtree Road NE; thence easterly along Peachtree Road NE to Dresden Drive NE; thence easterly along Dresden Drive NE to Clairmont Road NE; thence northeasterly along Clairmont Road NE to Buford Highway NE (US-23); thence northeasterly along Buford Highway NE through Chamblee to Shallowford Road; thence easterly along Shallowford Road to Chamblee Tucker Road; thence easterly along Chamblee Tucker Road to Interstate 85 (I-85) in the Embry Hills area, being the northeast corner of the delineated area. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. The building cannot be near schools, hospitals, or designated Drug Free Zones. -Medical tenants can be located in the building as long as not on adjacent floors. Space must be a walkable � mile from Public Transportation. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
