written report containing the calculation and supporting detail of
possessory interest for a restaurant (1350 sq. ft.), retail stores,
(2,000 sq. ft,), fuel docks, pump-out docks, fuel storage, shower
facilities, and other related marina facilities and attached equipment
located at Curecanti National Recreation Area near Gunnison Colorado.
The National Park Service has refined commercial appraisal
methodologies to the following items: 1) Facility Replacement Cost (per
Marshall and Swift) 2) Physical and Functional Curable Depreciation 3)
Depreciated Cost Basis 4) Ratio or Percentage of Curable Physical
Depreciation 5) Value of Incurable Physical and Functional Depreciation
6) Total Depreciated Value of Improvements 7) Depreciated Value of
Furniture, Fixtures and Equipment 8) Possessory Interest Compensation
Value. Many of the subject structures are docks and other marina
facilities for which there is no Marshall and Swift replacement or
appraisal standards. For these structures the contractor will then
estimate the replacement cost and estimate physical depreciation. To
determine physicl depreciaton the contractor shall personally perform
an underwater inspection or shall contract to have underwater
photographs taken of the docks, railings, frames, ramps, water, fuel,
and electrical lines, anchor and guide cables, and other structures not
available to sight from the surface. The project is located in Montrose
County, Colorado. Estimated Price Range: Under $25,000. SIC Code 6531.
