The work includes the construction of a pre-engineered steel framed office building with a metal roof and mansard fascia, metal stud walls with a brick veneer on a concrete foundation and slab. The 110' x 160' site shall be undercut, filled, recompacted, shaped for drainage swales, sprinklers relocated, sidewalks along with pipe drainage added and area sodded solid. Utility connections include power transformer, water, sewer, and fire alarm tie-ins. Interior finishes include carpet, vinyl tile, mosaic tile, painted surfaces, vinyl wall covering and lay-in acoustical ceiling. Manufactured vanity, toilet compartments and other accessories are included. Exterior doors and windows are aluminum store front type, interior doors are wood with hollow metal frames. All electric HVAC heat pumps and water heaters are required. Electrical work includes telephone conduit, exit and emergency lighting, fire alarm, standard lay-in fluorescent and parabolic troffers.
