Affairs (VA) is seeking a developer/operator for a Nursing Home and/or
Assisted Living Center at the Richard L. Roudebush VA Medical Center
(VAMC) in Indianapolis, Indiana. The department's goal is to obtain a
quality, on-site Nursing Home and/or Assisted Living Center in which
Veteran patients could be placed. The developer may propose other uses
in combination with the Nursing Home and/or Assisted Living Center.
Currently, the medical center places approximately 500 nursing home
patients annually and these patients fall equally within all the ranges
of care. -- The center would be located on river front property in the
metropolitan Indianapolis area and would be a part of the city's major
university medical complex. The city currently has a massive river
front development plan, which will provide parks, boating, shops,etc.
Given the immediate proximity to the medical facility, lucrative
sharing arrangements could be negotiated for ancillary
medical/diagnostic care as well as for services such as meal
preparation,plant management, etc. -- The Roudebush Medical Center has
approximately 1600 employees and provides a full range of medical,
surgical, psychiatric, dental and long term care services to more than
150,000 veterans in the Indianapolis metropolitan area. The Medical
Center maintains a close educational affiliation with the Indiana
University School of Medicine. It is currently in the finial stages of
a significant $94 Million dollar renovation project, which completes
its contemporary new design. It is also highly regarded in the
community. -- Under the VA's Enhanced-Use Leasing program, the VA will
provide a long term lease of property (35 years) with potential for
extension, on the land necessary to accommodate the scope of the
project. In return the developer/operator will be required to finance,
design, construct, and operate the facility with all site
improvements, structures, and utilities necessary to support, in
accordance with the State of Indiana regulations and local building
codes. The offer may propose a center that accommodates more patients
than that necessary for veterans dependent on the capacity of site and
design. -- VA is consididering pursuing this proposal, if your
