Y -- CHILD DEVELOPMENT CENTER SOL 644-89-02-7C DUE 041097 POC Contact: Tangela Cooper (Contracting Officer), 202/565-4307; Renee Badey (Project Manager), 202/565-4307 The Department of Veterans Affairs (VA) is seeking a developer/operator for a Child Development Center at the Carl T. Hayden VA Medical Center (VAMC) in Phoenix, AZ. The Department's goal is to obtain a quality, on-site Child Development Center for children of employees of the VA and for children of non-VA employees using a special program called "Enhanced-Use Leasing". The center will be located on approximately 1 acre of land on the VA Medical Center campus, located off Indian School Road and 3rd Street, Phoenix, AZ. -- The Carl T. Hatden VAMC has approximately 1,750 full and part-time employees and provides a full range of medical, surgical, psychiatric, dental, and long term care services to more than 270,000 veterans in the Phoenix metropolitian area and central Arizona. The Medical Center maintains educational affiliations with the University of Arizona School of Medicine as well as the Phoenix Independent Residency Program. The center is currently in the final stages of planning a significantexpansion of its primary care capabilities. -- Under the VA's Enhanced-Use Leasing program, the VA will provide a long-term lease (up to 35 years) on an approximately 1 acre site, to a competitively selected developer/operator. In return, the developer/operator will be required to finance, design, construct, and operate a Child Development Center (including outside play area, parking and drop-off spaces) with all site improvements, structures, and utilities necessary to support, in accordance with the State of Arizona chil care regulations and local building codes, a minimum of eighty (80) children of VA employees. The offeror may propose a center that would support more than 80 children up to the physical development capacity of the site. (0058)
