The project is to construct a three story, 109,000 SF masonry building with individual toilets for each two-student room and a common core area on each floor. Building will house 400 persons. The Project includes brick veneer with synthetic stucco accent panels and a sloped standing seam aluminum roof. Trades include: fire sprinklers, manual and automatic fire and smoke detection, gypsum wallboard walls and ceilings, variable air volume space conditioning, plumbing, mechanical, electrical, telephone raceways, data network, CATV, lightning protection, landscaping with irrigation, recreation courts, parking lots, sidewalks, and utilities connections, central chiller plant, construction, relocating electrical feeder and placing underground, street demolition and construction, and utility lines demolition/construction, EMCS shall have HVAC Controls manufactured by Control Systems International (CSI), Dallas, TX. There are 4 Bid Options in this project. Option 1, Athletic courts, bus stop, Gazebo, parking lot. Option 2, Troop walk, sidewalks, temporary asphalt walk extension and associated site work. Option 3, Soccer field lighting and associated site work. Option 4, Landscaping and irrigation system. There will be 60 days to exercise options. Except when it is determined in accordance with FAR 17.206(b) not to be in the Government's best interests, the Government will evaluate offers for award purposes by adding the total price for all options to the total price for the basic requirement.
