contract on a sole source basis to CONTEMP Air Conditioning &
Refrigeration Company, 24 Scrub Oak Road, Mine Hill, NJ 07801 for the
maintenance and repair of HVAC Systems and Environmental Chambers. The
contractor shall provide all materials, services, equipment, and
facilities for the preventive maintenance and repair on HVAC systems
located in Bldg. 407 and the environmental chambers located in the 600
area. The HVAC systems and environmental chambers indicated below will
be serviced to ensure that the interior of the building is held to a
maximum temperature of 72 degrees F and a maximum relative humidity of
65% during a period of one (1) week when the exterior temperature
exceeds 80 degrees F and 85% humidity for no fewer than four (4)
separate days in order to maintain the high power, high speed data
anaylsis computer and other instrumentation, measurement equipment
within the building. The type of repairs anticipated include but are
not limited to repair refrigerant leaks, recharge systems, replace
belts, replace and/or repair failed seals, valves, electrical
components, refrigeration components, heat exchangers, circulator
pumps, compressors, thermostats, and assemblies so that the systems
operate in a reliable, efficient manner. A. One (1) Carrier model

one (1) Carrier model 09DD024, three (3) York model D2PF036A25A, three
(3) York model D2PF024A06A, and one (1) Train model BTC120C300HB at

building 407, and Environmental Conditioning Chambers in the 600 area

Preventive maintenance includes: a. Electrical Check motor currents,
motor line voltages, motor contactors, all safety and running controls,
timers, and associated components, and ensure proper operation. b.
Refrigerant Pressurize compressors with refrigerant and check and
repair any leaks. c. Mechanical Check all mechanical subsystems for
proper operation, belt wear and tensions, lubricate pulleys, replace
filters, correct any deficiencies. d. Check hot water circulating
pumps, change over valves and assure that water lines are properly
charged. The contractor must have trained personnel, be recognized as
a commercial/ industrial specialist, and possess their own tools and
equipment to perform the service work. Have personnel on-site within no
more than eight (8) business hours of notification. The equipment (HVAC
systems and environmental conditioning chambers specified) needing
significant repair will be operational within sixteen (16) business
hours of the initial service visit. The period of performance will be
for one (1) year from date of award and contains two (2) option years.
