US Attorney's Office, Phoenix AZ Project No. 9AZ0091 Summary
Requirement: The General Services Administration desires to lease
approximately 88,500 rentable square feet yielding a minimum of 70,048
to a maximum of 73,550 ANSI/BOMA usable square feet of office and
related space available for use by the tenant for personnel,
furnishings, and equipment, and a minimum of 20 reserved inside parking
spaces for the US Attorney's Office. The space must be on contiguous
floors above the 3rd floor, or 2nd floor if the window sill is 18 ft.
above ground level. Building Requirement: The General Services
Administration will use the Quality Solicitation for Offers to satisfy
this requirement in CLASS A office space. The space must be in an
office building in a section of the city that is professional and
prestigious in appearance, well maintained, and of modern design, and
of sound and substantial construction. The requested space must be
fully serviced, and in a building capable of being altered to meet the
Government's needs and security requirements as well as requirements
under the Americans with Disabilities Act (ADA). The building must
conform to the seismic requirements for new construction of the current
(1999) Edition of the Uniform Buildings Code (UBC), or the 1976 Edition
for existing buildings. The building offered must not contain sprayed
on fire proofing or acoustical treatment containing asbestos. Location
/ Delineated Area: The building offered must be located within the
Central Business Area of Phoenix, Arizona, within the following
boundaries: North: Van Buren Street South: Railroad tracks East:
Central Ave. West: 6th Ave. Lease term: The term is for fifteen (15)
fifteen years, twelve (12) years firm. Occupancy Date: Occupancy is
scheduled for the first half of 2001, with desired occupancy in
February 2001 or sooner. Expressions of interest should include the
following: 1. Building name and address. 2. Rentable square feet and
rate per rentable square foot. 3. Confirm BOMA Method of Measurement,
usable yield for available space by floor and building common area
factor. Note: The net annual rent cannot exceed GSA's prospectus level
of $1.93 million. Owners and Authorized Agents: Brokers and agents may
represent prospective landlords, but any properties or proposals
submitted by the brokers/agents must be accompanied by written evidence
they are authorized to represent the building's ownership. Responses to
